Objective
The objective of this study is to design a planned residential neighborhood ensuring efficient land use, accessibility, and community facilities following the Private Residential Land Development Rules 2012.
Study Area
The study area (139 Acre) is located at Notun Rasta in Khulna, within Karigor Para near the Khulna Bypass Road. It is a transitioning zone that was previously dominated by water bodies and aquaculture but is now gradually developing into a residential area . The site consists of low-lying land, scattered housing, vacant plots, and limited road connectivity, with existing vegetation and water bodies shaping both its constraints and development potential.

- Design Method: Based on field survey and SWOT analysis, a block plan for 50,000 residents was developed, considering school service areas and connectivity.
- Road Patterns: Multiple patterns like Grid Iron, Loop, Curvilinear, and Cul-de-sac were applied to enhance accessibility and livability.
- Key Features: The plan allocates 60% land for residential use, 21% for roads, 8% for recreation, and 5% for community facilities, complemented by green belts, open spaces, and lakes.
